When my partner and I invested in an apartment building, there were no HVAC systems installed at all. We knew that we could get more money for the apartments, if we put some type of HVAC system inside. After a few meetings about budget concerns, we decided to install a large window HVAC unit. The HVAC unit would be able to cool and heat the entire apartment, as long as the doors were left open. We rarely need to use the heat in our area of the country, so this seemed like the perfect solution to our concerns. We notified the few tenants already living in the apartments, and they seemed to be excited for the upgrades. We were going to paint all of the apartments and install new carpet also. The tenants did not seem to mind the increase in rent, since we were making so many wonderful upgrades. We needed to add an additional one hundred dollars each month to the rent, in order to cover all of the upgrades. We advertised the new HVAC upgrades in the paper, and it wasn’t long before we were packed with guests. We booked up the remaining apartments in a matter of days. We probably could have charged more for the apartments, but we are glad to have them all filled. All of the tenants were happy with the new HVAC upgrades, and the brand new carpet got a great response also. This investment is going to make us positive cash flow in the first six months, and that’s a great investment to make!
